RESIDENTIAL REMODELLING – CONCEPT DESIGN + FULL PLANNING SUBMISSION

This project focuses on the transformation of an existing outbuilding, where the client sought to repurpose unused loft space and refresh the exterior appearance with a bold, modern design. I was appointed to reconfigure the internal structure, redesign the front façade, and develop a proposal that enhances functionality while introducing a striking architectural identity. The upgraded space will serve as the client’s new games room and entertainment suite, offering a dedicated leisure environment separate from the main residence.

Following a full measured survey of the outbuilding carried out personally, I produced accurate existing building documentation which formed the basis for all design proposals. With a clear understanding of the building’s structure, roof volume, and head height constraints, I developed a scheme that introduces a fully converted upper level, accessed from the existing internal arrangement (as shown in the Proposed First Floor Plan). The redesigned loft layout creates a generous, open-plan entertainment room, utilising the vaulted roof structure and maximising natural light through the addition of a new glazed façade and dormer element.

The key architectural feature of this proposal is the redesigned front elevation. A large central glazed gable has been introduced, replacing the dated brick façade with a contemporary double-height window composition. This new frontage dramatically improves the building’s external presence while allowing daylight to flood the newly formed upper level. The dormer structure also increases floor area and usable headroom within the loft, enabling the space to function comfortably as a games room, cinema corner, or social gathering area.

Externally, the proposal retains the existing brickwork to the lower half of the building while the upper section is refreshed with a modernised roofline and upgraded UPVC windows and doors. A new black metal balustrade is incorporated into the glazed gable to meet safety requirements while providing clean, contemporary detailing. All proposed materials have been selected to complement the existing property and ensure a coherent overall aesthetic.

This proposal demonstrates a successful reimagining of a previously underutilised outbuilding. By converting the loft and enhancing the façade with a dramatic glazed feature, the project delivers a highly functional leisure space with strong architectural character—aligned with the client’s lifestyle needs and long-term intentions for the property.
