ARLESTON, TELFORD

RESIDENTIAL EXTENSION & REMODELLING – CONCEPT DESIGN + FULL PLANNING SUBMISSION

This project involved the complete reworking of an existing family home, where the clients required additional ground-floor living accommodation, improved circulation, and a more efficient internal layout. I was appointed to develop early-stage concept proposals and progress the preferred design through to full planning submission with coordinated architectural drawings.

Working closely with the homeowners, I developed a series of layout options exploring how best to incorporate a new ground-floor bedroom suite while improving the overall functionality of the property. The preferred scheme includes a carefully designed single-storey side extension providing a new double bedroom with an integrated en-suite. An addition to the front elevation of the property gives the client a functional entrance hall porch, further enhancing circulation and creating a more defined and practical arrival space. This is clearly illustrated within the proposed ground floor plan.

 

The redesign also transforms the existing ground-floor layout by creating a more open-plan kitchen, dining and snug space. The closed-off kitchen arrangement has been replaced with a well-connected layout that links directly into the dining area and new living zone, improving natural light and creating a comfortable family hub. Circulation is also significantly enhanced with a repositioned WC, enlarged hallway, and improved relationship between rooms. On the first floor, the internal layout is retained but refined to improve clarity, access and spatial balance. The proposed plan maintains three well-proportioned bedrooms and a centrally positioned bathroom, providing a practical and efficient upper floor arrangement while aligning structurally with the new ground-floor extension below.

 

Externally, the proposed elevations respond sensitively to the existing architecture. Matching brickwork, coordinated window proportions, and a contemporary flat-roof form allow the extension to blend seamlessly with the original structure. New UPVC windows and doors refresh the property’s appearance while maintaining consistency with the surrounding context. These elements are clearly detailed within the proposed elevation drawings prepared for planning submission.

 

Throughout the project, I provided: Concept design development and option studies, Full measured survey and existing building documentation, Proposed floor plans, elevations and sections, Integration of structural allowances within the architectural layout, Planning-ready drawing packages and compliance statements and 3D visualisations to communicate the design intent

This project highlights my ability to deliver logical and efficient reconfigurations of existing homes, while ensuring that extensions are sensitively integrated and fully aligned with the client’s long-term needs and planning requirements.
