RESIDENTIAL EXTENSION & REMODELLING – CONCEPT DESIGN + FULL PLANNING SUBMISSION

This project focused on transforming an existing two-storey family home into a more functional, modern, and spacious dwelling while remaining within the original building footprint. I was appointed to develop early-stage concept proposals, refine the internal layout strategy, and complete a full planning submission supported by detailed architectural drawings.

Working closely with the clients, I explored multiple layout configurations to enhance circulation and improve the quality of internal spaces. The preferred design replaces the former garage structure with a new two-storey extension that aligns seamlessly with the existing house. This allowed the ground floor to be re-planned into a generous, open-plan kitchen, dining, and snug space with improved links to the garden. The introduction of a central island, increased glazing, and clearer routes between rooms now creates a bright and sociable heart to the home.

On the ground floor, the reconfiguration also provides a repositioned WC, improved entrance hallway, and a more efficient distribution of storage and circulation. Each modification was tested through measured drawings and spatial analysis to ensure practicality and compliance with current building guidance.

Upstairs, the proposals reorganise the first-floor layout to incorporate four well-proportioned bedrooms, including an enlarged master bedroom, two secondary bedrooms, and a flexible fourth bedroom that may be utilised as a study or guest room. A more centralised bathroom layout enhances accessibility and simplifies service routes. These improvements provide a more balanced, functional, and family-friendly first floor without increasing the external footprint of the home.

Externally, the proposed elevations respond sensitively to the existing building. Matching brickwork, roof tiles, fascias, and white UPVC windows ensure the extension blends with the surrounding architecture. Subtle refinements—such as updated window proportions, cleaner detailing, and improved door positioning—help elevate the overall appearance while respecting the character of the original property. All elevation and section drawings were prepared to demonstrate material continuity, massing compliance, and planning suitability.

Throughout the project, I provided: Concept design development and option testing, Full measured survey and existing building documentation, Proposed floor plans, elevations, and sectional drawings, Coordination of structural allowances within the architectural layouts, Planning-compliant drawing packages and design statements, 3D interior visuals to support client understanding and presentation.

This project demonstrates my ability to reconfigure inefficient layouts into well-planned contemporary spaces, deliver thoughtful design solutions within existing footprints, and manage the complete architectural process from concept to planning submission.
