RESIDENTIAL EXTENSION & REMODELLING – CONCEPT DESIGN + FULL PLANNING SUBMISSION

My client commissioned me to develop a complete concept design and planning package for the remodelling and extension of an existing rural property. The brief required transforming a dated and disjointed layout into a modern, functional family home while retaining the character of the original structure.

The project began with a detailed measured survey of the existing building, followed by the production of initial concept options exploring massing, layout improvements, and elevation treatments. The key design objective was to replace the outdated flat-roofed rear projection with a more sympathetic extension that would improve circulation, increase usable floor space, and enhance natural light throughout the ground floor.

The final concept introduces a pitched-roof extension with large glazed openings, creating a generous open-plan kitchen and dining space overlooking the garden. The first floor was reconfigured to provide three well-proportioned bedrooms, including a new master suite with feature glazing and a private balcony. Updated elevations integrate modern materials, improved insulation standards, and enhanced architectural detailing, resulting in a more balanced and cohesive appearance.

As part of the commission, I prepared all required planning drawings, including existing and proposed floor plans, elevations, roof plans, extension and demolition overlays, and 3D visualisations to communicate the design intent clearly. The completed package was submitted for full planning permission to the local authority.

This project demonstrates my ability to analyse existing buildings, develop thoughtful and efficient design solutions, and manage the full planning submission process from concept to final drawings.
